HOMEOWNERSHIP VOUCHERS

Overview

The Housing Choice Voucher (HCV) homeownership program allows families that are assisted under the HCV program to use their voucher to buy a home and receive monthly assistance in meeting homeownership expenses. While the HCV homeownership regulations contemplate a downpayment grant option (where the PHA offers a single downpayment assistance grant to the family instead of a monthly homeownership subsidy), funding has not been appropriated for this purpose and this regulatory provision has never been implemented.

In my experience, there is a lot in that answer. I'll do my best not to ramble. We buy houses, has a history of providing results. Also, there are grey area legalities that makes the lack of a legal owner convenient. Think plausible deny-ability. Think about it. "We buy houses" is one of the most recognizable brands in the U.S. and it's free. Also, the combination of bold black font on a bright yellow background has been the most successful format. Or so many claim.

Not intending to come off dramatic. It's a story. This content probably ain't exactly wanted by BP. I just felt confident that I could fast track a solution or three via the BP Network, as it were.

I'm open to suggestions. I know some about Real Estate and some about Real Estate folk. I was thinking some sort of rent to own or a Hard Money Lender... who is unrealistically flexible? 

Looking in Tarrant County, Texas. I can make a small down payment etc. So, there is that assurance that this won't waste your time.

I have invested no less than 40 hours in reading the Ultimate Beginners Guide and BP's YouTube channel since my I started this thread. 

I've since converted to Birddog/Padawan Learner for 2 Wholesalers. Not because I'm going to get rich quick. I genuinely believe that I will do well and enjoy the Wholesale market.

We lost our first house, (which I purchased with a 203k), to a failed Chapter 13. The 13 thing taught me a lot about business and I how could do better. (I say that now. AFTER I spent over 2 years doing except crying and drinking Maker's & Diet Coke).

Turns out Mr Paul and Mr Dave ya'll were right... Learning about one's career choice is a good start. That may sound sarcastic but, believe me it sounded humble on this end. 

Yeh, guy and girl, Bob & Bobby do try to sell me a book well a lot. But there is far more usable free info available than I would have believed.

Well...I think I'm going to give away a profitable lead now.

I am asking for ya'lI to help me get in contact with some Wholesale Investors, that you trust/have worked with in Kentucky. Eastern Kentucky actually.

...I desperately need the validation....uhh, first notch in the belt, as it were.

I just began my Real Estate career about 10-12 days ago.. I haven't provided any leads that have earned my Wholesaler or his investors money....yet. 

I have kinfolk out in Kentucky, who asked if I had any input on the actual value of a property they were going to buy, (they have decided go a different route for personal reasons, about 30 minutes ago).

From what I saw and what they were told, is that the property is for sale at almost 50% of what it was listed for last year.

I'll provide a detailed ending afternthis all plays out.

If you are going to do direct mail you have to be committed with a budget to do it every month. 2-3 times is not going to assure you success. Every month!

 Push up! That's advice you can do something with.
