I haven't seen the property yet but I was told it would need a little work done on the inside due to squatter. Here's all the known data. 

ARV: $186,231

Amount owing: $17,054

Liens: $6,275.45

Taxes: $627

are there other heirs and does the lender know that the borrower has passed away?

- No indication of heirs at the moment, I am in direct contact with the mother and she has a 10 year old daughter. 

Hi, Bigger-pockets fam, my name is Casey, and I am a real estate agent in the Houston market. I am currently looking to start my investment portfolio and recently received a call about one of the post cards I sent to a potential lead.

The estate owner has passed away, and her mother does not want the property. The problem is it has not gone through probate, and the auction for that home is on October 22nd, 2022.

What, if any, are my options? This property would make for an excellent first investment for steady cash flow. I am looking for solutions.

Can someone explain to me all the legal contracts you can put someone under during a wholesaling deal? My cousin works for a title company, and she was describing how wholesaling is a significant risk without a real estate license.
