@Junior Soares yes I’m debating liquidating some to have the purchasing power Incase of a recession however I also don’t want to make my plans dependent upon a recession either. I feel like the ‘shock’ factor of economists saying the sky is falling always sells so it’s hard to determine which claims are legit about the current economy. The treasury yield curve inverting is one thing that does seem to back up the claims.

I’m curious on how investors on the coasts feel about the potential for an economic downturn that we’ve been hearing for 2 years now. Here in Louisville, KY the market is booming and houses are going for inflated amounts and quickly due to the low interest rates and high demand. Our absorption rate for residential properties right now is right around 2 months. What’s it like in your all’s markets?

@Steve Hall I’m about to marry into $25,000 worth of debt. I think me coming to the relationship with absolutely zero debt and him having a car payment and student loans has opened his eyes to how freeing it is to not have debt weighing you down. We’re both working towards paying off his debt entirely in the next 12-18 months so we can have more flexibility when it comes to investing in real estate. All in all I think it has solidified the fact that we want as little debt as possible (preferably only mortgages) while investing in real estate.
