As mentioned listing function wasn't work on the sight but here are the quick and dirty details of the deal:

Property one:

Two Units

Gross Rent ~1800

Beds: 5

Baths: 2

3-1 : 2-1 Unit split.

Recently updated roof, good condition property! Comps cap at ~120k being offered alone at 90k

Property Two:

One Unit

Gross Rent: ~1100

Beds: 3

Bathroom: 1.5

Good condition single family home Comps cap at ~115,000 offered at 80k alone

Packaged together for :160K for over the top value of 235k, offering at this discount due to evictions needed in all units and the inherent risk of that fact. Properties in good shape. Call for details 585-698-6508 | I enjoy making win win deals so feel free to call with something interesting!

I currently live in Brockport and bought a business in Honeoye Falls, the drive is killing me but with the 2 year income requirements I am unable to get a bank loan to go get myself a house. So I am now posting to see if anyone has a home in the Henrietta area for 100k or under (only need 2 bedroom), that would be willing to strike a deal! I could also do Greece near west ridge road and Mt Read Boulevard. Let me know if anyone is interested!

Hello, my name is Casey Pritchard and I am looking for partners in the area that are looking to propel their operations forward but are missing something I may have and vise-versa. Here are the details:

What I bring:

-Proud owner of a contractor business with over 20 years in operation: https://www.jefftallonenterprises.com/

Reviews for company:

https://www.angieslist.com/companylist/us/ny/honeoye-falls/jeff-tallon-enterprises-llc-reviews-310374.htm

-Real estate agent 1.5yrs

-Project Management Experience 3yrs

What I am looking for in a partner:

-Capital

-Enthusiasm

-Some experience in Flips would be great!

I am very open to talking to others and seeing what we can do together! Let me know if anyone is interested, I am looking to do flips and buy and hold investing in Rochester NY. I don't have much capital at present but as you can see above I have resource available that are essential beyond capital.

Investment Info:

Single-family residence buy & hold investment in Brockport.

Purchase price: $150,000
Cash invested: $1

Hand crafted a unique deal with a USDA loan and seller financing to get into a house without spending a dime.

What made you interested in investing in this type of deal?

I needed a primary residence but didn't want to eat away at the money I had for future investments. Was also looking for a home big enough to rent out.

How did you find this deal and how did you negotiate it?

Found it through a fellow real estate agent at my church, he was looking to offload the property while I was looking to buy one.

How did you finance this deal?

a USDA loan and seller financing baked into the purchase price

How did you add value to the deal?

I didn't

What was the outcome?

a full year of living in a home while renting out other rooms for virtually nothing!

Lessons learned? Challenges?

Landlording has not been fun but the deal has expanded my thoughts on how I can get into a home for less.

Hello my name is Casey, I am currently attending school and am actively researching ways to amass wealth. Buying and holding interests me and would like to be a landlord but with not only having little cash on me but actually being in debt from student loans I don't know how or if I shouldn't attempt to make any deals. Any thoughts? Should I wait till I have a degree and perhaps a job before I begin my journey or can I do it now?
