I currently live in Brockport and bought a business in Honeoye Falls, the drive is killing me but with the 2 year income requirements I am unable to get a bank loan to go get myself a house. So I am now posting to see if anyone has a home in the Henrietta area for 100k or under (only need 2 bedroom), that would be willing to strike a deal! Hand crafted a unique deal with a USDA loan and seller financing to get into a house without spending a dime.
What made you interested in investing in this type of deal?
I needed a primary residence but didn't want to eat away at the money I had for future investments. Was also looking for a home big enough to rent out.
How did you find this deal and how did you negotiate it?
Found it through a fellow real estate agent at my church, he was looking to offload the property while I was looking to buy one.
How did you finance this deal?
a USDA loan and seller financing baked into the purchase price
How did you add value to the deal?
I didn't
What was the outcome?
a full year of living in a home while renting out other rooms for virtually nothing!
Lessons learned? Challenges?
Landlording has not been fun but the deal has expanded my thoughts on how I can get into a home for less.

Hello my name is Casey, I am currently attending school and am actively researching ways to amass wealth. Buying and holding interests me and would like to be a landlord but with not only having little cash on me but actually being in debt from student loans I don't know how or if I shouldn't attempt to make any deals. Any thoughts? Should I wait till I have a degree and perhaps a job before I begin my journey or can I do it now?
