Any advice whether to assume an ATT marketing contract in a multifamily sale? Reads like Owner gives ATT preferred access & marketing and gets a commission on resident accounts. This is about 1/2 way through a 10 year agreement.

Operate a property management company and primarily self manage. A contact has asked for a proposal on property managing his new  community (~60 units, high-end senior community). It is new construction, so active marketing would be a big part of the deal. He wants a proposal where fee isn't triggered until a unit occupies. 

I see a uncertainty in the lease-up period and uncertainty in the PM contract term and am struggling to come up with a proposal that makes sense for both of us. How would you structure PM compensation?

I've seen some case studies on independent to AL conversion. What about the opposite direction? Trying to make a plan for unwinding services and meals and just operating on rent.

If it's a simple 1 or 2 BR property that has been properly maintained I'd pencil in $150/mo.

Bigger, higher-end property, maybe including landscaping - you'll need to do more homework.

Keep in mind that may look like 2 years of $0 expenses, then 6K in one wad

My manager wants to evict residents on the grounds that we just gave them their third notice for lease violations - noise complaints, disturbing peace, trash in yard.

My concern is that I have no police calls and no statements from neighbors backing up the violations. They have a late payment history, but it looks like they eventually pay rent and late fees. 

I have no doubt these folks are trashy, but no proof that the lease was violated. I don't want to initiate a Legal Aid nightmare. What would you do?

How hard is it to get a repair contractor to my site without a service agreement? This is a little two stop elevator. Probably makes about 2000 stops per year. No history of maintenance issues. I pay (throw away?) $4000/year for the service agreement. Thanks for your input.

Great thread. I've been hung up on how being licensed seems to compromise sending letters as a principal. This all helps.
