Has anyone used this company before? What was the lead quality? Did you see a good ROI? Also any other pay per lead companies would be awesome as well for recomendations?

Hello! I am a first time investor that has been studying and saving for the last 2.5 years to go into real estate investing. I feel fairly comfortable with the concepts but have never actually done a deal so wanted to clarify a few things. 

1. With subto which is the current deal I am looking into how do I get the paperwork? Do I hire a real estate attorney? I am weary to just use the downloaded copies from YouTubers like pace morby

2. Getting a power of attorney to be able to deed property back to owner and then use an executory contract to purchase the home? Is this an easy thing to do and a safe way to do it?

3. Failure to perform clause recommended to re-assure sellers?

4. I would like to keep this deal for me personally but is it worth it to hire a "consultant" or can I get the same from an attorney as far as paperwork goes. 

5. Any other concerns I am missing? 

This particular deal is a divorce situation where the father co-signed so they are very motivated to get it done. I would prefer not to assume the loan but it could be an option. Just looking for ALL answers/opinions on the topic. Thank you!

Trying to get a contact to an attorney for a subject to deal to draw up the paperwork/ provide information on the necessary documents in this state. Any recommendations would be appreciated.

Would you mind explaining that more to me? 

Here is the scenario the owner wants 200k for a home. You cant use a 200k conventional loan. He owes 100k on the property......

Can you assume his 100k loan and then also do a seller finance for the other 100k?


If so would it be any different than doing both of these things separately? Would you have to let the bank know you are doing a seller finance on half of the deal? Or do you not have to disclose this information? Thank you!

Yes they are trying to charge a 5% fee. Some of the numbers for projected rents are starting to be wobbly for me.

I received an email from the seller of a property with details about selling future Airbnb reservations to me upon closing. I am confused by this statement....

I've attached the calendar/reservations from July 7-Sept 11. The total value (net-less cleaning fees and platform fees) of the reservations is $11,292.34

Are they saying this is the total minus cleaning fees and platform fees. Or the total before subtracting these fees?
