I’m saying cash for keys when I really mean that we’re offering an extra $1k as a relocation assistance for the cousin. Seller didn’t seem super keen on it, only because they guy has two little kids and knows he can’t afford to find another place (because of his own poor spending habits. ) We could offer up to an extra $5k and the deal would still be good financially. I agree though, we really want him out at close.

If we were to write a short term lease (say 3 months) and have the rent worked into the deal, could the cousin refuse to leave?

Thanks Joe! This would be a great deal for us, so trying to problem solve without the deal blowing up. I agree that the cousin needs to go. Thinking cash for keys may ease the burden of the seller.

Hello all and thanks in advance for your help!

The property is owned by the father who is now elderly and living with his son. The cousin moved into the house with his family and isn't taking care of it, so the son contacted us to sell. Seller is happy with our offer but is asking if we'd consider letting the cousin and his family stay for 6 months to a year at a discounted rate (about half of current market value). A few options we've thought about offering are:

1.- $1000 cash for keys, so the cousin can find a new place

2.- letting the cousin stay for a shorter term, maybe 3 months.

Anything else to recommend???

My husband and I are purchasing our first SFH rental in cash from a wholesaler. As the Assignee, should we be using our own lawyer, or is using the wholesalers lawyer sufficient. I want to make sure that our best interests are represented.
