We are on the fence with the property no pun intended. That is my opinion as well! Thanks for the advice.

My team and I are looking at a specific property in Alvarado, Tx. We like the location to the hwy and also the rural feel of the area. Our concern is the power lines. I know it could be an eye soar however it's positioned at a 90 degree line with the property. Majority of the line runs behind the property. My main concern is the property value. We want to build new construction affordable homes. I would like some thoughts as to what we should be concerned with or, if anyone has encountered this issue with new development. Thank you for your help!

Finding mold can be scary. As a lot of the comments mentioned locate the first and go from there. I'm currently in the process of a flip and we located mold. It was from a roof leak. Beware because it could blow up your budget. Fortunately for us we didn't go over. Feel free to reach out if you have any questions.

Thank you for that break down. I noted a lot of the points you've made. I'm gathering as much information as I can. 

We are in Texas. Property is located in the county. Our thought process was leaning more to building more affordable housing. I will spend this week checking and gathering information related to storm drains, sewers, soil compaction etc....

@Jay Hinrichs I'm leaning on flipping plats. I can't thank you enough for your time. I have a meeting with my CPA and investors. We will iron out details next week. I think this may make our lives a little easier at first. We have access to plenty of capital but I don't want to take unnecessary risk. We've done dozens or fix and flips and now we are looking to expand. Thank you again for everything!!

Those are definitely questions I'm trying to make sure we have the answers to. I can honestly say we dont have those answers today however we are working to get the final plans in place to make sure all bases are covered. I will make sure to note some of the questions you've proposed and make sure we have those answered before we move forward in the process. This is our first new build project and building out our team has been one of our biggest priorities. Thank you for taking time to ask some very important questions that need to be answered.

@Jay Hinrichs Thank you! We will definitely speak with our CPA next week and explore the course of action moving forward. We did want to build more affordable housing because of where the land is located. I also like the idea sell of selling the plat and preserving a 1031 option.

@Alvin Taveras, Let me thank you for taking some time to provide some great and valuable advice. I agree with you on breaking it down into phases. Being new to the new build process is a bit overwhelming for me and my partners so controlling risk is so important. We plan to raise funds to once we finish our strategy.

Hey Matt, I'm located Texas. More specifically Arlington, Mansfield area. We are experiencing another housing shortage. With the influx of California residents relocating along with Google and more amazon centers our market given all the data seems to be thriving. I will look into the possibility of selling it to a larger builder as well. I appreciate you taking time to offer valuable insight and advice.
