Post: Looking to Shadow/Help Investors, Can Help with Creative Content

Hello everyone! I am an aspiring investor who is looking to find my first REI property (a SFH to house hack) either in or close to Atlanta, Georgia.

However, I am also looking to learn more about REI through either shadowing or helping other experienced local SFH real estate investors with their own businesses.

I can help investors with graphic design/animation promotional content in return. 

Does anyone have any recommendations for who I can both help and shadow?

Any recommendations on wholesalers, and/or real estate holding corporations in Atlanta that are willing to have people shadow them? 

I would love to see first-hand how such experts build assets! I'd also like to take action in REI rather than continue to just read from books at this time.

I'm currently looking to get a 3x1.5 SFH. However, from running numbers, due to interest rates increasing, every "deal" so far is showing me that I would lose money. Would it be better to just get a 2x1, and rent out one room to at least get started in REI? I don't want to lose even more buying power and miss out as rates get higher. However, I'd rather not share a bathroom, and also don't want to have a difficult time selling a 2x1 SFH to a family in the future (with it not being at least a 3x1.5).

Super long shot here, but I was wondering if there was any advice out there as to what would be a good tangible Christmas gift for an adult to get a parent who is into investing, real estate, and individual stocks.

My dad already has a number of stock market and investing books already. I also don't have the money to buy him a share of stock that he would want at this time (e.g., Tesla).

I’ve considered getting him a stockpile gift card to give him a certain percentage of a Tesla share to help. However, after researching, I see it's not the best idea, ha ha.
