Hi All!

So about a month ago I attended my first REIA meeting and made some solid connections. One was with an investor who looks for 5+ bedroom SFH's for purchase. I believe I found my first property fitting his criteria tomorrow but I'm not really sure how to proceed. So far I've only reached out to seller and asked if we could set up a time to see the property. It's priced at under 27k and advertised as "needs remodeling". My questions are, should i be looking for a contractor to go with me? Should i risk just asking the buying to go and maybe not making as much but learning as I go? Also where is a solid contract I can find in case I do lock it down tomorrow?

Thanks everyone in advance for any advice!! Hopefully my first deal is right around the corner! :)

 Rene - Totally agree!!! -

bandit signs still work - i'm living proof.

I call every one I see - to get wholesale deals :)

Can you elaborate on the last part? Wouldn't the people on the signs most of the time be the wholesalers? Sorry if it's a dumb question :/

My suggestion is to vet as many as you'd like/can. Deeb made sense for me because they're really agent focused, provide way more resources (free docusign, color copies, tuition reimbursement after you pass your test) and commission splits that all of the other brokers I spoke with couldn't beat and no brokerage fees whatsoever. Shoot me a message if you'd like to grab coffee and chat about strategies. I definitely don't know it all, far from it, but always good to see another young gun out there hustling! I'm sure you've heard this before, but your name is BA! Welcome Nova!

Thanks for stopping by and the tips Ethan! I'm currently in school now and just finished my first week, very excited! As far as the agency I'm definitely wanting to interview as many as possible. I'll shoot you a message with the rest of my contact info and we can find a time to get together and talk more.

Hi all!

First I want to thank everyone who gives this forum life by helping others like myself with a wealth of knowledge! I've been a lurker for a couple weeks now and listening to podcasts. I have have always had a interest in RE but never knew how to get started until I stumbled across BP. A little about myself:

My name is Casanova Brooks, I'm a 27 year old digital marketing consultant, and I'm very excited and motivated to learn more and get into REI. This week I start the classes to become a licensed Realtor and should have everything completed end of April. I'm very new to REI so I don't have any experience but a very fast learner and looking to network with others in (and even out) the area who have a passion for REI and have an interest in helping newbies like myself learn different avenues and how to hit the ground running. :)

Thanks in advance to everyone who decides to stop in and say hello!
