The insurance adjuster refused to contact the contractor that did the clean up.  The adjuster has done a half-assed job, so I need to fight back.  He only went off the police report that I filed before a contractor got involved with the clean up and discovering the extent of the damage.  This should be big enough to get others involved, certainly better than the $5k they tell me they will pay.

Thanks!  From experience, I know that DORA takes forever.  I'm 6 months into another complaint and they haven't even started yet.

This is a covered claim due to criminal vandalism and the vandal has no monies to cover the loss.  The insurance agency agrees it is a covered loss - even for the asbestos mitigation.  We just do not see eye to eye on what was damaged because they did not talk to any witnesses or the people that actually did the clean up.  My coverage does, in fact, cover the asbestos loss in this instance because of the vandalism.

Hey Folks,

My insurance company wants to settle for about 1/6th of what I think I am owed between lost rents, clean up and restoration - there is asbestos mitigation involved.  Are there any bad faith insurance lawyers out there that will work on contingency to help me get closer to my actual losses?

I'm not sure how it works, personally, but I know a guy in the mortgage business and the rental business in Charlotte if you want his info.  I worked with him a lot when we were in single family homes even though I'm in Colorado, but I know he knows about triplexes, as well.  (I'm an NC girl living out West)

I am certainly trying to delegate, but when I see a 50% mark up on pest control where the vendor didn't even get into every unit, a plumber charging for 2 hours when my cameras only show him there for 20 minutes, and not noticing a double in water usage from one month to the next, I have to be on top of the PM company.  I just don't have the right team yet.  Once I do, I'll be ready to expand even more.  I will happily go away once things are actually running smoothly.

We certainly would prefer the life of getting a monthly check while we are off gallivanting around the world, but I don't have that team yet.  

I've burned through several property management companies to help with the tenant portion of the work and I haven't found one that is working for me - I'm working for them and a slave to how they work and that's not right for the fees they are charging.  

I always thought I'd be in this market as an investor, not as a small business owner.  I'm working on changing my personal expectations, and trying to find the right team so I do feel like I can take time away and not have the whole thing crumble down while I'm gone.

If you have any referrals in the NW Denver area, I'm all ears..

Hi There,

I am part of a business group that has invested into two different apartment complexes in less than a year.  We moved from single family homes to apartment complexes and grew ten-fold in that time.  The biggest thing we have learned is "if you want it done right, do it yourself!"  But, it is taking over our lives.  I'm mostly here looking for ways to not feel on call 24/7.  How are you guys surviving?  Do you actually get to take a break?

I'd love to know tips and tricks folks are using to keep moving forward.  We never imagined we'd be managing so many units so quickly, but being in the Denver market, we know it is the right decision to grow our business.
