@Bill Rogers I agree with John, what you could do is get updated pictures and a 3D tour (I also recommend taking a cell phone video). You would be in the unit less than 30 min. We have rented units in Chicago with just the 3D tour. But I have to let you know, we’ve also lost out to other units that are currently empty and renters can view it in person. At least you can start to market and weed out the tire kickers. Can you not incentivize the current tenants to stay?

Feel free to message me. We specialize in small multi family and I’m from the suburbs. Like others have said, you need to get the best return. The schools in the burbs are great with the exception to a few areas. Pinpointing the best areas for you to invest then investigating the schools would be your best strategy.

@Jenna Herr are schools your only priority? You don’t need to be near a job or family? If so, the suburbs are HUGE, have excellent schools & you can hit every economic picker you are looking for.

Like others have said , narrow your search as just a few blocks either way can make a big difference.

Is there a reason you’re looking in the Hyde park area? Family there? Just wondering because there are many opportunities all over the city.

If he really doesn't want to do seller-financing and really wants to get completely out of real estate, have him call our office. There are strategies to minimize capital gains, using the 1031, just not in real estate. It's is a passive investment opportunity, and it doesn't require purchasing real estate. You can pm me for more info.

Good for you!! You should have a hobby/sport/passion, and you should reward yourself for a responsible lifestyle. I've kept my 2 horses all these years, which costs me way more than your fun car, and even after they stopped paying for themselves. You sometimes make sacrifices for the things you love, and you are willing to work harder for the things you really want. Now go make some "fun" money in real estate! (PS I will soon post my "fun" car too!)

Pulling listings from the MLS or Propstream that you like the numbers on. Then drive the neighborhood. There are so so many neighborhoods in Chicago, plus the suburbs. The integrity of each deal can also depend on the quality of housing on each block!
