Just purchased my first 4plex and I want to remove a tenant that is no longer under a lease and I need to do it quickly. Is cash for keys a good option? Are there any drawbacks?

Hello BP. I just closed on my first 4 plex in Ohio. 2 days ago. Yay!🥳 Here's the particulars for this question.

The units are fully rented but all are on month to month at this point. I need to move my father into one of the units. I have identified the problem tenant one late and one returned payment and she seems to not get along very well with the other tenants. She is on section 8 (do I have to keep section 8? Hmmm🤔) Rent is due on the first. I want her out as soon as possible. What is the best way to go about this?

Thank you Matthew. I'm from Ohio so maybe I'll start there.

I've been thinking about jumping into real estate for the past year and I've come to the conclusion that it's my time to jump. My problem is there's so many angles of entry that I don't know where to start.

Here's the details: I currently do not have a job (so I think that puts traditional financing out of reach),, but I have 100k in a 401k from a previous employer that I thought about moving to a self directed IRA to get started. I live in Los Angeles right now and can't afford this market so I'm unsure where I should go out of state. I thought about the Detroit market because property is so cheap that it seems like it's in my price range.

Any advice is appreciated. Thanks 😊
