BiggerPockets is censoring content, haha! Guys, we're adults here, not a middle school forum. Restricting our use of the more colorful options available to everyone in speech is... a waste of your development time. Unless BP is a branch of a church (which actually might be the case now that I think of it), language censorship is unnecessary. C'mon 🤣

Hi Jack, just seeing this. Phillip is right that multifamily investing in Nevada groups around the Reno and Vegas areas. Northern Nevada has a load of investment coming into the region but at the larger level of development. 

Housing is thin. Demand is high. Housing prices are at record heights, but wages remain low. Cap rates are hovering just over 5%, with cashflowing opportunities difficult to find. For those comfortable to speculate on continued appreciation in an already record-setting market, there's plenty to choose from 🤓👍🏽

Hey @Daniel Monk , thanks for reaching out. About the furthest I'm interested in going North would be along 395, to Cold Springs. I'm not a huge fan of the area, but many people aren't as resistant to the commute as they were 10 years ago. I'm mostly interested in going south (Carson, Dayton, and even as far south as Gardnerville/Minden). Fernley/Fallon are on my radar too. 

But in all, you're right. The numbers are pretty sad out here right now. I haven't pulled the trigger on anything in the area in the last 2 years.

Hey @Marisa Aceves . Yes, I finished the exams in September and am waiting to submit for the license. Right now I'm trying to lock down a rehab project management position in the Reno area, to get really good with distressed property acquisition, rehab cost estimation, managing venders, and staging for sale. But, if that doesn't pan out, I'll be hanging my license with a local broker and will go the property management route.

Hi Marisa, nice to meet you. Being back in Reno has been great. I haven't yet been able to lock into any new real estate in the area, but I've been busy studying for my RE license. What about on your side?
