Did you end up moving forward with this? Looking to do something similar in my market. Have a ton of small biz owners looking for small contractor garage to rent but have no product like this currently in my area.

Looking for feedback from investors on what the ideal first property would be for an investor. I have been analyzing properties and studying investing for a couple years and feel ready to deploy some effort and capital to start building a rental portfolio. I have heard different opinions on how to get started. I am not considering solely profitability, but what properties might shorten my learning curve for future investments. Obviously looking for decent cashflow, but I'm young so I don't mind the property management aspect at this point in time. 

Potential Options:

Single Family

House-hack

4-Plex

I think I am leaning towards the 4-plex, as it allows me to go as big as possible, while still feeling under control. The ability to take advantage of FHA financing, while still having multiple different tenants to service and learn from. Anything I'm missing?

Let me know if anybody agrees, disagrees, or has had a good/bad experience with a 4-plex as an early investment.

I am a Senior at the University of Missouri approaching graduation this upcoming May. I will be returning to the St. Louis area with a Bachelors degree in both Finance & Real Estate.

I have accepted a career with a large commercial real estate firm (Cushman & Wakefield). I have continually heard the importance of mentorship and have known this will be integral to my success both inside and outside of the company. In addition to progressing within a corporation, I also have aspirations of starting my own rental portfolio and eventually would like to move into the multi-family space.

I am reaching out to hear opinions if I should try to focus on finding one mentor who has found success in both of these areas, or if finding a corporate mentor along with a personal investment mentor might prove more beneficial.

I’d love to answer any questions people might have, feel free to reach out.
