I am new to real estate and looking for ways to value a property on my own. I think my biggest fear in getting started is that I will pay too much for a property that I could have done some simpler research to get a better estimate of the price. Any thoughts would be much appreciated!

@Michael Ealy can you or anyone in the thread explain how with a BRRR when you refinance you get your initial investment back or is it just the equity you have in the home?

I would be managing the property myself and the property is newly updated, built in 1999.

Would be used with seller financing, does that make any difference as well?

Found a townhome in a great location of Pittsburgh that overlooks the city. They are asking $380k for the property and the sellers are willing to finance the deal with no money down and 4% interest rate. Motivated sellers, they have been trying to get rid of the property for 4 years.

The property currently has a tenant that pays $2500/month plus the utilities & water. Taxes are $6,823/year.

Is this a good first deal to jump on? Does anyone have advice on the numbers? Will it be enough cash flow for a first deal?

Has anyone used the app Deal Machine and had success in finding real estate deals? And if you have, had it ever been useful for real estate wholesaling?

Anybody in the Pittsburgh area aware of a good duplex deal that they may not be able to take advantage of at the moment? Or anyone looking for a cash out on their existing duplex that has good existing specs?

Looking to start investing in real estate. Located in the Pittsburgh area and wanted to see if any experience investors in this area could share some knowledge, ideas, warnings, tips, etc. Thanks!

Would like to start out investing in real estate. I have enough capital for a place just under half a million dollars. I cannot decide wether to buy my first house for my new family (currently renting) or buy a rental property. Anybody have some good insights?
