Welcome Ebonie! I would just say don't give up and keep looking for opportunities to advance your knowledge of real estate and different ways to invest. I am new myself but I feel my confidence building the more I go to local meetups, read and listen to podcast like those available here on bigger pockets and other sites. I've even started wholesaling properties as a way to get started investing without using my own money. I wish you the best!

Hi Ashley, I have a contract I can share with you, but I second what others have said, and would recommend you have an attorney look over the contract and be sure it fits your needs. I am still learning how to use BP, lol , but I'm going to try and inbox it to you.

Awesome advice Christina! You are so right, there is a lot to consider in this deal. I am going to have to think really hard on whether I pursue this. The property belongs to my first cousins wife and me and my cousin are pretty close. I wouldn't want any issues.
