Nobody is going to give you a 1st mortgage if you are having somebody else giving you a loan for the down payment. What you're really asking for is 100% financing on an investment property that needs renovation. There is no lender out there who will do this.

If your family member was gifting you the funds, this would be another story.


 Hey Scott! Thank you for that. If the Down payment is gifted instead, what type of loan would I be looking for?

Hello! I have a family member who is willing to loan me the down payment for a new property. They would also be able to cover most of the renovation costs. What type of loan should I be looking to qualify for? I spoke to my lender and this wont work for a conventional loan. I know people do this all the time, I am just not sure what type of loan I should be inquiring about.

Hi Andres! North Carolina has plenty of potential for cash flow! If cashflow is your main goal, I would recommend staying away from Charlotte. Most investors are focusing on the surrounding cities at this point! Greensboro, Winston Salem, High Point is a group of cities called the "Triad". This is a great place to find more options with cashflow ability. Other great places in NC would also include cities around Ashville, Greenville, and Fayetteville!

Hello,

I am a new investor and am looking to obtain my first property. I have 2 properties that I am excited about. One will require a down payment that would be out of reach so I would need to partner. The other is obtainable but seems risky. Is there anyone near Winston-Salem or Greensboro that has experience in mobile home investing? I would like to discuss these options with someone with experience to help me see things I may be missing or to confirm that I am on the right track. Also if you are interested, I would be open to potentially partnering and doing the heavy lifting to help gain experience for myself, and compensate you for your time! Any input would be greatly appreciated.

Hi Cameron! 

I personally do not have any properties at this moment but I have heard the name Acorn+Oaks used over and over. I would suggest starting there since it seems to be the big fish around here!
