Hey everyone! I am about to put an offer on a middle row house. Top floor is a 2 bedroom, and 1st floor is a 1 bedroom. I would live in the downstairs and rent out the top. There is a backyard and unfinished basement. There is no HOA. It is a very old house but newly renovated. Some of the floors are slanted, but I do not think it is a structural issue, I believe it is expected with an old house (1905). The inspection will hopefully give me more insight on that issue. It seems to be connected with the house to the right of it, but not the house to the left (there are windows and about a 3 foot gap).

Aside from noise from the connected house, what are the pros or cons with row houses? Any info can help.

@Mary Mitchell good points. It has been vacant for about 9 months. It had a for sale sign on it since August 2019, but only came onto Zillow and Redfin January 2020. Seems like he is standing his ground on price.

@Aaron K. Thanks for the response! The buyer backed out once the virus got serious. I agree, I don’t want to move my price up much further. Any advice on how I could negotiate or reason with the seller? This is my first deal, so I’m not sure how to negotiate when my real estate agent is the only one communicating with his real estate agent. I would have thought that with it being on the market since January, he would realize he isn’t going to get what he thinks it’s worth. Not sure why he isn’t taking into account it needs $30k of work.

Hey everyone, I am looking for some advice on my first deal! It is an old house that needs around 30K of work. The property originally listed for $500k in January and came down to $480 K in February. Two weeks ago I offered $427K. He countered with $470K. I then was asked to give my best offer, and that was $440K. After using the rental calculator, I MIGHT be able to go up another 15K.

I put in the $440K offer a week ago and have not heard anything. Granted, he is in the Philippines currently and doesn't always have cell service. I have a buyer's RE agent, and he has a listing RE agent. According to the comps, he is asking for around ARV of similar properties in the area, and not accounting for the work required, or he doesn't care. Obviously he is not a motivated seller, as he turned down an offer for $425K, and a cash offer of $460K where the buyer backed out due to the coronavirus. What should I do? How do I negotiate while having a RE agent? Obviously I will stay silent until he responds, but if he comes back with something well above my $440-$455K limit, how do I negotiate or talk some sense into him with my RE agent?
