as someone who is actively looking for a new primary residence - the rates of shot up like crazy. we just put in an offer on a house that was $10k less than our previous offer (different house) but out monthly payment would be $300 more.  hopefully the market will be less competitive with rates climbing back up to pre-pandemic levels.

@Ron Etienne Younger  no i do not!  would be interested in learning more.  i travel 70% of the time (in flight now) so it can be difficult to commit

Well - after my last paycheck I have made over $166k so far this year. I am extremely intrigued by the backdoor IRA. I have a few questions:

Can I do this through Vanguard? Is it as simple as opening a traditional IRA AND a roth IRA - then putting $6500 into the traditional and immediately transferring the funds to an IRA?

Or am I way off with all this?

Townhouse other investment.

Purchase price: $325,000
Cash invested: $40,000

Currently house hacking our townhome with travel nurses

What made you interested in investing in this type of deal?

More money to max out our retirement accounts and to save for other properties

How did you find this deal and how did you negotiate it?

Not a deal exactly but I was specifically looking for a townhouse with exterior maintenance built in to the mortgage as I travel 70% of the time.

How did you finance this deal?

Conventional loan

How did you add value to the deal?

Had my ducks in a row and put most of my energy into getting the nurses suite set up!

What was the outcome?

constantly rented out to the point we can pick and choose between a few nurses

Lessons learned? Challenges?

No challenges :)

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I went through redfin - I would not do that again.

Happy Sunday All! Seeing if anyone has a recommendation in the Richmond Virginia area for a financial planner and/or real estate accountant. I am a high income earner as of this year (about $250k) and am interested in a backdoor IRA. I also got married this year and we will not be filing jointly as my husband is working towards loan forgiveness and we are trying to keep his payments down(when they start up again). We own a townhouse we are currently househacking and we are looking to buy a single family home to househack as well.
