We had $1M liability already and I filed a screenshot of the 2023 earnings summary.

@Ryan Richmond, I just registered a few days ago. The online payment feature was broken for a few weeks but is now functioning again. Good to hear it was just 2 weeks. :)

Are you registering a new place or one you've had running for a while? I have one of each.

Yes they are legal. A new ordinance goes into place Jan 1, 2024. There will have to be 750 between units and owners will need to register them and display their registration in a prominent place in the property. Either the owner or the co-host will need to live locally in order to register. I live in Greensboro and own an STR in town. Hit me up if you want to chat. Here is the website with all the info: https://www.greensboro-nc.gov/departments/planning/learn-mor...

@MIhir More let me answer your question by saying I just got a 3 day booking this morning for this place where the guest is paying $465/night!

There are regulations that were newly voted in a few months back--going into effect Jan 1, 2024. They seem pretty reasonable, but the biggy is that outside investors (living outside this county an the adjoining counties) will need to have a local as a manager or they will be out of compliance. https://www.greensboro-nc.gov/home/showpublisheddocument/560...

I'm looking for co-hosting partners right now. So if you are interested in chatting hit me up.

I was going to invite you to Pints & Properties, too, but @Robert Phillips beat me to the punch! lol

Congrats on getting this party started! Hope to see you at Pig Pounder on Wednesday - it's always lots of fun!

I actually think it's better to say there's 3 tiers out there. And I stick to the middle tier. A few thousand for a sofa at a place like World Market or equivalent. Buy quality, but not luxury. No matter how expensive it is, people will still spill/stand/jump on it, especially if you get guests who are less than 5 stars.

Hey there. I know this post is old, but @Todd Keith I'm wondering about a nitty gritty detail about how to do the bookkeeping properly. I set up the system a few months ago and am trying to catch up my books. Would love to connect if you're still on here.

I'm using this method and love it. I have questions for anyone that is a pro. I've only been doing it for a few months.

I want to suggest that anyone getting into it for the first time, they look up Relay and use them as their bank.

@Stone Jin yes we did! Ha! Great memory.

@Daniel Qin I picked GSO because I live here. I wanted to learn all I could locally before I moved into a remote market. And besides, GSO is a gem of a spot for an AirBnB. Lucky me!
