    I have a rental in the area! It's a 3/3 townhome that I bought for $107k three and half years ago and is now worth around $160k and rents for $1300/mo. Very strong renter base and good area.

    @Kyle Jensen great job!! Which portion of 32207 is the up and coming part? I've looked a couple properties here but haven't moved forward on any of them.

    I just finished up a rehab on Melvin Rd in 32210 and we placed a Section 8 tenant in the rental. My property manager has a lot of experience with Section 8 renters and says that a lot of the time they are very good tenants. I'll be sure to repost how the experience goes!

    @Mark Fries has a good point. Personally, I am invested in 32205, 32211 and 32210 and have had good experiences there!

    @Juan Salazar You could also do a 1031 into a NNN leased investment and wait a certain amount of time (check with QI/tax consultant) and then refinance, pull money out and continue to add that to other investments!
