Can you still get investment property loans---despite the financial crisis? I had lunch yesterday with a friend who told me that he can't get a decent investment loan due to the mortgage crisis. He says he's been offered a rate of 7% plus several points, even though he has excellent credit (812 credit score).

Are you able to get decent investment property loans right now---or is everything in a "holding period" due to the subprime mtg. debacle?

Thanks for the suggestions, Jason. Locating people with private money would be a bit more difficult using online lead gen. Motivated seller leads would probably be easier to target online than private investors.

Mike, thanks for your input. I am focused primarily on internet leads (natural search ranking and SEM).

Aside from rent-to-own leads, what other type of leads do RE investors want?

Hi. I used to work with real estate investors on a daily basis @ the last company I worked for. (The company assisted real estate investors with coaching services, property leads, financing, credit score improvement, etc.). This is how I became interested in RE. Was previously a licensed mortgage broker, although my license has since expired, and I'm no longer involved with mortgages.

Here's my question, and I would sincerely appreciate any feedback/advice you can offer. I am currently generating around 30-40 rent to own leads per day for my local area. These are local people with bad credit, who want to own a home badly. Problem is, I don't have any homes for these people. I am excellent at generating leads online, but I don't have an inventory of property.

I would like to partner with someone who has houses and is willing to do lease-options. I can do lead-gen for pretty much any area, as I've become skilled with online marketing. (Natural search ranking.)

What's the best way to find someone who needs leads that I can partner with?
