I have one under contract that I found on loopnet.  It is like looking for a needle in a haystack.  I read a recent post from another person that found one by direct mailing to his target market.

I am seeing investors in Texas and Florida. I have not fact checked but heard 25% of the jobs created since the pandemic were in Texas.  Florida continues to see an influx of people relocating.

I have an offer that should go under contract for a 12-unit property.  I was surprised that the rate for the commercial loan was actually significantly less than the current rate for residential.  Hoping to lock it up this week as rates will go up again next week - ugh!  I will be following your post to see what others have to say too.  Thanks for asking the question!

I noticed that you have not received any replies.  I am about an hour south of Tampa, but have also been looking for a contractor with no success.  I have looked at some local facebook groups and members of investment groups.  If you find a good source please let me know.  They appear to be in short supply.  The only one who did respond said that he was not taking on any new jobs.

Did the appraisal indicate the correct date?  If not, they may also give you some leverage.
