BE VERY CAUTIOUS before you sign up for this course.  He is associated with Phil Pustejovsky.  Make sure you get an attorney's opinion to read the enrollment contract they want you to sign.  In addition, they required me to sign additional documents AFTER I enrolled and paid for this course and the requirement to sign these documents were not disclosed prior to enrollment and payment. Also, I found out from the attorney at the title company that the cloud on title they required me to implement at the county office could only be released by their "3rd party escrow" company (which they required you to use) that which the title attorney found was unlicensed and not really an escrow company despite having the word "escrow" in their company name. Decide for yourself if this is something you are comfortable with.  I have the emails to verify all that I've described.

This is what I learned and has been my own personal experience:

1. I was better off taking a course from a local REIA and networking with other local investors that know the local market and understand the varying abilities of the local title and escrow companies. Not all title and escrow companies are investor friendly. This was what was lacking with Peter Harris. He said it was OK to let the seller choose the title company and that proved to be a disaster.

2.  I ran across an experienced LOCAL investor that work with his students to go on appointments and help talk to the seller. 

3.  The mentor/instructor that is local has their reputation and local business relationships at stake.

Hello, my contractor put in 1/2 inch drywall over existing popcorn ceiling.  He did not take out the original popcorn ceiling.  Just covered it.  Is the 1/2 inch drywall too heavy for the ceiling studs?  I'm on the ground floor condo and worried about leaks from the condo owner above my unit.

Networth Realty still has my deposit check. The engineer I sent to do the inspection found their contractor's method of repair was too risky.  I even asked for their W-9 and they are not responding.  Beware!  They will ask for a cashier's chec to go directly to them and by pass the title/escrow company.  Just because they are on the BP does not mean you can trust.

fyi I lost my deposit to Net Worth Realty. They asked for the non refundable deposit right after my first visit to the houae and wanted a cashiers check. Drove me to the bank literally.  Ive been asking for a W9 since they want to keep the money but no W9 and no check they said they would refund. They strung me along for a few weeks saying they would give back my deposit.

I've found that most MLS properties don't cash flow. It is retail price. Rehab/Value added properties that are usually off market have better numbers.

Thanks all! The odd thing is that both the realtor and home inspector that helped me with this purchase off the MLS are both investors and active in real estate investor clubs. Unfortunately, they did not warn me or make it clear to me that these home systems are near end of life and the approximate costs of them. I was the investor newbie who never did home maintenance before. Now I know better.
