Well if you can afford the property with 100% vacancy, you might as well go for it. If you don't get tenants at that price then you can always lower your price.

I live in Colorado, Boulder County. And I am wondering if it is optimistic that you can rent rooms for $900 a month plus utilities. The tenants would also have to share the bathroom.  Plus, I believe with your math, your rooms would always have to be rented. Have you allowed for vacancies in your calculation? I rent a couple of rooms in my house. Granted, I'm under charging by a bit, but not nearly getting that much, and my tenants have their own bathroom
