I do not charge a separate pet deposit but my regular deposit (a months rent at $1100) I figure will cover a fair bit of damage. Ive got so I tell them up front if they leave and the place is clean but still stinks of pet urine then they lose the whole deposit. I think a refundable deposit gives them incentive.

Yep, you're right. I have cash and can make a decision fairly quickly. OK maybe a little more than a few minutes, but we do our own estimates, so pretty quickly. 

I own several rental properties and am looking to aquire more rentals and some houses to flip as well. I need a realtor (or realtors) who can actually help.  I'm looking in Rock Hill SC and north into the Charlotte NC metro area. Anyone knows someone who can help please contact me. Thanks!
