Hello, I hope everyone is navigating this unfortunate coronavirus madness!  While unfortunate, I see great opportunity.  I have flipped in the past, but would like to transition to buy and hold.  Here is my hesitation and I would like your advice.

1. I think I want to rent to section 8 tenants, but do you think that tenants will avoid moving during this time? Will inspections be able proceed? I don’t want to get the property and have it sit.  Section 8 already takes longer to rent based on requirements from my understanding. Has anyone received input from the housing authorities they work with particularly in the Dallas/Forth Worth Metroplex.

2. The govt is basically giving a green light for folks not to pay rent. Do you think that the housing authority would pick up the rest of the rent? How are you dealing with your section 8 tenants in light of this?

3. Have you noticed contractors slowing down or not working through this  crisis? I don’t want to buy and not be able to get it fixed timely.

4. Do you think that the BRRRR method might be difficult moving forward given home values may drop.

Thank you Ronald. I didn’t realize I never responded. I appreciate your reply. I was able to find what I was looking for on the 0% business cards and used a contact from Regions on line of credit. However, I will definitely take a look at your suggestions for the future and keep in notes.  Have a blessed week!

I was wondering if any members may be able to help with some suggestions on referrals for obtaining lines of credit and business credit funding. I am actually looking for speakers for a women's entrepreneur event/small conference we are having here in Dallas within the next month and half. We are discussing scaling, but I would also love someone to come talk to the ladies about obtaining lines of credit from bank/credit union and obtaining business credit at 0% interest to grow their business quickly. I have looked into Fund and Grow for the business credit cards, but they don't have reps in Dallas that can come speak directly to the ladies.

Can anyone kindly give suggestions for contacts at banks/credit unions that they like to use for low interest lines of credit & helocs and any contacts similar to Fund and Grow that are located in Dallas that can come talk to the ladies about receiving 0% interest rate business credit cards quickly without personal guarantee. Many of the ladies own businesses outside of real estate and I want everyone to get the benefit of being able to see how the funding can help their businesses grow.

Thank you @Casey Fransisco.  Can you kindly private inbox the wholesaler/GC you had issues with.  Ultimately, I make my own decisions, but I want to make sure I perform due diligence with any wholesales/gc that may have been a problem.  I would truly appreciate it.  What is the average rents you see in the areas you purchased from? Thanks Casey! 

Thank you so much @Cassi Justiz. I really appreciate your response.  Which areas/zip codes are you primarily invested within Oklahoma City? How have you found the market and are you happy with your returns based on average rent? Have you rented out to any Section 8 tenants and if so, how has the housing authority been to work with. I am not sure I will try section 8, but I have had some friends find great success with it here in Texas with proper screening.  Thank you!

I hope you are having a great New Year.  I am trying to evaluate where best to start investing in buy and hold properties.  I was hoping to get your input on the Wichita Falls market.  Have you started investing in this area and if so, what are your thoughts thus far?  I am also looking at and considering San Antonio, Texarkana, and Oklahoma City.  Any assistance would be greatly appreciated.  Thank you!
