Hey everyone!

I am moving to the Chicago area in June and want to use this opportunity to start my real estate investment journey! My plan is to buy a small multifamily property and househack. I am fortunate enough to have access to the VA loan and have a bit of reserves saved up for anything cosmetic needed or wanted before moving in and renting out any of the units but not enough for a substantial rehab. Has anyone else started out this way? Id love to hear anyone else's experience using a VA Loan for a small multifamily property (2-3 units) and any tips on what to avoid or make sure to do!

Have you given any thought to doing a cash out refinance on the home in GA so that you can use that cash as a down payment on the home in IL.  That way you can buy the home and still keep the home in GA as a cash flowing property.  This will help you get a lower rate on the cash out refinance since its still a primary home.

You could also buy the rate down using the equity during the refinance so that it cash flows higher for an LTR.


 I had not! I honestly did not know that was as an option, but we are looking at wiping our hands clean of our GA property. Ive used our current home now as practice analysis from what I have learned and everyway I work it the property is a bad deal. As much as we would love to keep the property and use it as well, im just not sure its viable, but I will definitely keep that option in mind for future properties, thank you!

Hello everyone! I have been listening off and on to the biggerpockets podcast and having "we should get into real estate" talks with my partner for about a year now. I recently picked up The Book on Rental Property Investing and we have decided we are all in!

We are currently located in GA, but my partner recently applied for a job in Illinois. Offers go out for the job in one month (end of Aug)! If all goes well, we are hoping to use this opportunity to our advantage and sell our home in GA, buy a duplex in IL, and house hack as our first rental property.


This course of action makes the most sense to me based on being new to the game, somewhat limited finances, and already going to make a big move. I would love to hear any comments and opinions from everyone here!
