Are there any cons for turning water damage from a pipe into insurance?  Will they raise the rates, etc?  

I got a text from my tenant today about a leak and a text from 3 days ago came through at the same time, also about the leak.  Apparently the text didn't go through 3 days ago.  He did not try to contact me further, such as additional texts or phone calls.  So we get over there today, and the floors are soft and rotting, carpet ruined, black under the sink, obviously been going on for a while.  Major repair now.  My question is, should I have expected him to see and report this problem way before Tuesday?  And then should I have expected him to continue to try to contact me after he didn't hear back from me Tuesday?  Instead he just let it go on for 3 more days before trying to contact me again.  Any advice would be appreciated!

I love the rich dad books and cashflow board game.  But what is up with agora financial and paradigm teaming up with rich dad.  The emails I get from them almost seem to be scams.  Anyone know anything about this?

I've been playing richdad/poordad cashflow game and seem to make most of my money from the stock cards.  Such as, I buy a bunch of stock in a company that had bad news, therefor low share prices, then when I get the good news card, high share prices, I sell and makes tons of money.  Can you really do this that easily?  Is there a book on it?  Thanks in advance for any advice.  I have a few rental properties but don't have much knowledge of the stock market.  

Assured Relocation Company wants to place a tenant in my sfh, due to a fire in their house.  The tenant has 5 dogs and 3 cats.  So of course I initally said no way.  But they came back and offered me a 5,000 pet fee for the 8 animals.   And $500 extra rent each month.  Is there anything I'm missing here?  I've never worked with this type of company.  They said they would sign the lease along with the tenant.  Do I need to talk to the insurance company also to make sure this has all been approved?  I told the tenant I would check on them from time to time, see how they are doing.  If  I discover the animals doing damage, can I kick them out?  ANY info or advice from you guys would be appreciated.  Don't want to get in over my  head with this.  Thanks!
