I'm looking at a property in Raytown that current rents are $700 and this info is helpful. The current proforma has an actual cap rate of 8.5% (if you believe the seller's Proforma info). I was planning to stabilize the units at $750-$775 in the next 12 months. I do think seasonality plays a role, but your proposed rent for the renovated unit should be in line with market. Is it just a matter of supply/demand? Anyone else seeing too many units on the market in a traditionally slow part of the year?

On the unit you are lowering, are you going to put the tenant on a six month lease so you can try to raise the rent in June?

Hi. I am planning to take the exam for my California Real Estate salesperson license. I'm about to order an online course from Charlie Krackeler so I can study myself. I am a lawyer (but not licensed in CA) so unfortunately I am not exempt from taking a course prior to sitting for my exam. A couple questions.

1) Has anyone used Charlie Krackeler's course?

2) There are two mandatory courses I have to take and one optional. Any advice on which one will be the most interesting/useful? I'm pretty experienced having started and run several businesses. There's not much in way of descriptions available. 

The elective courses are (I have to pick one): Mortgage Loan Brokering, Property Management, Real Estate Economics, Legal Aspects of Real Estate, Real Estate Appraisal, Real Estate Finance.

Greetings. My wife and I own a couple studios in Fridley that we bought in 2010.  We are now looking to jump into multi family units for cash flow. Our plan:

1) Aiming for 15% cash on cash return

2) Current rents are under market and can be stabilized with a good property manager

3) Light rehab on each unit as tenants move out (paint, kitchen, floors)

4) At least $200 cash flow monthly from each unit

Are these reasonable goals? We are out of state investors (with have family in the area) so a good property management team is key. Along with a broker who can find the great deals. We will be visiting first week of Dec and would love to meet up with folks or go looking around ares that we should focus on.
