Hey all! I'm thinking very hard about becoming an REO agent in Dallas but I'm getting a tone of conflicting information on BPO'S leading to REO's in Dallas . I'm not afraid of hard work, but I wanna make sure that its going to eventually lead to something. I dont want to do a tone of BPO's and it not lead to any REO's. I've been researching this and I see its a realty for maybe 70% of agents.

Do banks already have certain agents set up that do the REO listings after you,ve done all the BPO work? Do all banks pay you to do BPO's, if so how much? When you get REO listings is there always cost involved? I here REO agents spend alot money once they get an REO listing. Can someone with extensive experience in this please clear this up for me?

Hi all! As a Real Estate agent in Texas. Is it necessary for me to work under my Broker as an REO agent if I have my own Tax id # and Duns # under my own business?

Has anyone out there received a Hard money loan to fix and flip with bad credit in Dallas,Tx. If so how was your experience, and company did you use?

Hi all! Im a realtor and Im going to use a Trec 1 to 4 contract to wholesale a  property. Does anyone out here have an example?I need to know how to fill it out correctly.

I need to know the Option period time and fee when using the 1 to 4 trec contract as a wholesale contract in Texas? I've heard $10.00-$20.00 for the fee and 10-45 days for the option period. Just so Im clear the  option period is the time I need to find a buyer to assign the contract too. If someone  has an example of a trec wholesale 1 to 4 contract they have used a wholesale contract, that would be very helpful.

The market in the Dallas metrolex is a Sellers market. If the home is from 80k-230k   in great condition and in  a great neighborhood it has multiple offers in 1 to 3 days. Has it become normal in this market for the buyer to pay the difference in the appraisal and the offer(3k-10k) in which in some cases basically pays the sellers closing cost? How many out there are dealing with this right now,or dealt with this situation before?
