Can someone please help me I went on the tools section and did the rental analysis the rental analysis said cash flow of $736 then scroll down to the bottom the 50% rule says $326 why is there a discrepancy between the 50% and rental analyst which one should I believe

Hi Tim, yes I used those numbers , the property has 3 units all occupied it says  that’s why I put 0 for vacancy, but if cash flow is $736 why is the 50 pct rule say 336$ I understand that’s for the long run I assume the place will need work later on as it gets older but how do I find a deal do I use the rent analysis or the 50 pct rule I don’t want to buy a property of I’m going to only make 300$  but I would if I was to make 736$  Which  should I follow ? Thanks

Hello I live in Queens NY and have free time on weekends , I would love to learn from someone who has experience with home improvements , installing doors , windows,drywall kitchen cabinets.. I am a executive Chef and have a good work etc, common sense , can multi task and can follow directions and have some basic knowledge.. I like to learn so one day when I buy a investment property I may be able to do some repairs myself not looking for pay just the experience from someone willing to let me watch participate and learn thanks
