I'm not sure what the implications are for taxes, but one route would be to option the land from the landowner with terms of sale (i.e. land swap) laid out. Include when the option will be exercised, usually prior to construction, and what terms must be met for the option to trigger the sale. Just a thought. i hope this helps.

My experience with the entitlement process in California is that it can be very cumbersome, which I'm sure you are aware of. I have been doing it for the last 7 years out west, including in California. I have never been able to find a good book or website that describes the entitlement process in detail.  The process can change drastically from jurisdiction to jurisdiction. The best advice i can give is to sit down with someone from your local planning and zoning department and have them go over the zone change application with you or whatever entitlement you are looking to get from the county. Beware some county personal can be negative, but it's a good learning experience. Additionally, most county codes are posted online and describe the exact process for how to get entitlements or change existing zoning. Good luck!

@Account Closed  If it did pass to him and he wanted clean title he would have recorded a deed. Most title I see is not clean. When title isn't clean and he is interested in selling it is best to bring in a title company. At the time of sale he should either have a recorded copy of deed recorded in PA or an affidavit of heirship. Both should clear any title questions that come during closing allowing him to pass ownership over to you.

If the mother owned the property free and clear (i.e. is the deeded owner) and both here husband and her died without a Last Will In-testament (Intestate) then the only son would be granted deed. This is a little over simplified, but sounds like your situation. PA's intestate succession law would have had the surviving spouse and only child split the deed upon the mothers death. Assuming the husband is the only child's father and there are no other descendants (mother or father's parents) alive the deed would then flow to the son. If there was a Last Will In-testament then it would be probated and dispersed according to the will. Hope that helps.

My name is Dave,

I have been doing land development for the past 10 years in rural Oregon, Washington, California, Nevada and Texas. Most of the land development I have done revolved around surface improvements. While I have done a multitude of vacant land deals I have only done a hand full of housing deals.

I'm new to the site, but have been reading multiple articles and doing market research in Colorado for the last 2-3 months. I found BP through a friend who listens to the podcast. i began listening and became very excited about the opportunity to do this for myself. I'm want to start out flipping, but eventually move into buy and holds.  I'm finally in a spot where I feel comfortable enough to start looking at deals. 

1) I haven't found a real estate agent yet that I have felt comfortable using. Any suggestions on where to look for an agent? How do most of you find someone to work with that will bring you deals? 

2) I'm currently looking at a deal on an extremely distressed property, in a good neighborhood. The house is bank owned and been assigned to a real estate agent. Does anyone have any suggestions on what kind of questions to ask the agent so I can get a clear understanding of the property?

3) I currently have some liquid capital, but am interested at looking at some financing options. Does anyone know someone in the Colorado Front Range area?
