Hi BP. We have an old wall furnace that vents out to the roof. Our tenant is experiencing rotten smell coming from the furnace when it is turned on and the furnace isn’t venting properly. We suspect a dead animal is blocking the vent/chimney. Does anyone have a recommendation for a chimney sweep? We have called a bunch of chimney sweeps and HVAC contractors, but they said that they either can’t remove dead animals or can’t deal with possibly needing to remove the furnace. Any advice or recommendation would be very much appreciated!

Hi BP Chicago,

Newbie question here: our tenants are nearing the end of their first lease, and we would like to renew their 12-month lease. We used a standard Chicago Association of Realtors lease. Is there a simple 1-page addendum / extension for renewing the lease? Or should we instead use a whole new 2020 Chicago lease?

@John Warren Our handyman fixed most of the circuit (kitchen outlets) but part of the circuit is still not working (one outlet and one light fixture). The handyman recommended a new circuit line for the outlet and light fixture because the existing circuit was likely overloaded already which lead to the outage. 

Do you have any recommendations for electricians?

Hi BP,

We have a semi-urgent electrical issue that needs to be solved in a matter of days rather than weeks (a tenant bedroom outlet and dining room light is out due to a power surge). We realize that we need a new circuit dedicated to this as those outlets are connected with the kitchen area.

We have been contacting electricians that we have used before but most are booked for 3 weeks or more. What do you do in this situation? Should we contact the "24/7" companies and pay out the nose? Should we get a handyman? What would be your go-to solution if you had an urgent electrical issue? Ideally we'd like to set up our systems so that we aren't searching for contractors every time an urgent issue comes up.

Dear BP,

New construction is happening right next to our property. We just learned that they plan to build their sidewalk at least 12 inches higher than ours. The new house itself is a lot higher than ours. We do have some small grading issues around our house, and have experience backyard flooding once with some water flooding into our crawlspace. What can we do to help protect our property from more flooding issues specially having such a gigantic elevated construction happening next door? Should we contact the GC? Should we report to the city/county? Should we get a lawyer? Any thoughts/advice would be highly appreciated. Thanks in advance.

@Neville Hall we found our deal on the MLS. I do not have any experience with foreclosure properties or agents specialized in it. Keep us posted.
