Post: section 8 tenant in my first rental property

I just purchased my first rental property last month and within 2 weeks I got an application for a section 8 tenant-their situation is unique and I accepted the application because I feel confident.  I would love to hear what other rental property investors think/have experienced in the past with section 8. thanks!

hi everyone! 

my name is Carmela and I live in the NJ/NYC area looking to expand my network and build my team while helping others in any way that I can. I am currently under contract for my first ever rental property and I am so excited! I'm already planning my next steps after this property closes.

I decided to invest in real estate not only because I want the financial freedom and flexibility out of 9-5, but I want to give back to my parents who have blessed me with so many amazing opportunities growing up. I'm one year out of college and excited to start this new and exciting journey! I'm already planning my next steps.

Post: buy an investment condo without a parking spot?

a condo that I am looking to purchase (as my first investment property!) does not have parking space included. during the first year, I would be +$50 to $100 a month but after july 2020, it would be +$200 a month because an assessment would have been completed on the building. the lack of a parking spot concerns me and the risk of a longer vacancy. i have funds for at least 3 months of a vacancy to pay of the mortgage and fees. its in a great area in downtown and 2 steps away from a major bus stop that goes into NYC.

any one had a similar situation before?

Post: homeowners insurance company or insurance broker??

I am (hopefully) closing in on my first investment property soon (yay!!) and I dont know what would be the best practice for me considering I will be investing in many properties in the near future. Should I find an insurance broker or reach out to an insurance company?
