Hi @Don! I was a local to WPB 4 years ago and still have friends and family there. I am also looking at buy and hold properties there! Neighborhoods I've been looking into are all east of I-95, and south of Okeechobee Blvd. with the exception of Old Northwood Historic District which is east of I-95 between approx 28th--39th street.

Hope that helps!

Hi @Philip Kroesen

You are right! I'm a PBA alum and would love to rent out to college students or faculty since I have a network there. I've only looked briefly in the north end but have heard that it's growing some and so I assume would be worth the look.

What are you planning on renting out your duplex for up there if you don't mind me asking? It seems that rent varies quite a bit (as it did when I lived there too).

Thanks for the tip and reply!

Hey @Kyle Funnell ,

Thanks so much for the insight! I'll have to do some digging around rental restrictions in the area. Most of the homes that I'd be interested in are the older ones East of I-95 but also not on PBI that don't have HOAs according to Zillow. I've done a couple of calculations with the Four Square method and some formulas that help me calculate my cash flow and % ROI with a few homes that are currently for sale and it seems possible! I'm not new to this kind of math (I'm a Producer & project manager), but am new in general to some of the hidden fees, and the particularities of Real Estate!

I'll be looking for an agent come September and I'll certainly keep you in mind!

Thanks so much!

Hey all! I am new to BiggerPockets and recently made the decision with my husband to pursue investing in Real estate in the South Florida area. We are currently living in Los Angeles but went to college in West Palm Beach. Ideally, we are looking for a single-family home with a detached garage apartment to rent out these units to college students who attend our alma mater.

Is it too high of an expectation to hope to buy a single-family home (with detached second unit) that I rent out now for reasonable cash flow that ALSO fits a lot of my own personal criteria for it to be my future beach home?

Does anyone have lots of experience in West Palm Beach SF rentals?

Thanks in advance!!
