Hi there,

I have been seeing reoccurring costs for roach treatments at some of our properties lately. I invested out of state and am not familiar with roach problems because I do not live in an area with roaches. I am curious as to if there could be a reason that is the fault of the tenants that the roaches keep returning? I would love to hear thoughts because something doesn’t add up.

@Tyler Mcnee I did end up purchasing four proprieties through R2R. I will say that we are already having to switch property management companies because we have had so many issues with lack of communication and turnover with our tenants. So far we have not seen the results we wanted, but am hoping a better property management company will help correct our course. While Zach was the conduit to the first management company that has not worked out, he has also connected us to the new management company that seems much more solid.

One is listed now and they have had a lot of leads and showings every weekend.  The duplex is rented and the other two just finished up rehab.

@Alyssa Dyer We are buying in the quad city area in Iowa/Illinois.  

I appreciate everybody’s feedback!  The PM seems confident they can get the homes rented.  The economy there seems stable, and yes, always looking at cash flow rather than appreciation.  What strange times!

Who is continuing to buy cash flowing buy and hold? We closed on a sale (the day before COVID broke) and are using a 1031 to purchase four cash flowing properties through a turnkey company. The duplex is rented out, and the three SFM are not yet rented. Initially I was happy to move forward, but the COVID crisis appears to be becoming a longer issue than initially thought. Concerns are: finding renters and renters being able to stay employed to pay rent. Looking for some experiences and thoughts.

Thank you for your response!  We are moving ahead and have been pleased with the process.  I think Zach is working long hours reassuring investors right now!  What an odd time!  I am glad to hear your experience went well and your properties are cash flowing.  We are in contract around the Iowa/Indianapolis border and our duplex is already rented out, one property has a rental application being processed, and the other two are finishing being rehabbed.  The communication has been great!  Very reassuring.

Going under contract on 5 doors using a 1031. I have been, of course, mulling over the risk considering things are so uncertain right now.

Thought: if a tenant was able to have the requirements to get into a rental right now, I am betting they are pretty stable. Just a thought, and would love to hear what others think!
