Hello, I recently bought a property in southern Mississippi, which is my first property. After reading plenty of forums I decided to just go for it. I still don't feel like I'm 100% confident but, I have to start somewhere. The property is 3.8 acres that sits right off the interstate in a rural part of town. One upside to this property is that it is less than 1 mile down the road from the local golf course. The property does have a 2/1 single family home that does need some work. So I'm pretty excited about whatever happens, good or bad, either way I will get some valuable experience out of it. Myself and 2 other gentlemen all share the deal. We plan to add a 3rd bedroom and bath to the home and sell it with 3 acres of land. We plan to keep .8 acres right off the interstate in hopes to contact billboard companies to lease the land for advertising. Which brings me to the main reason for this post. I'm looking for some insight and advice from someone who has dealt with this situation. When looking to lease land to billboard companies, what should my conversation with potential billboard companies sound like? How can I find out about comps in the area? Whats steps do I need to take? Any and all advice would be greatly appreciated. Thank you in advance.

Hello all, quick question. My wife and I currently rent and live in an apartment. Is it a good idea to purchase our own home first before investing? Or does it matter?

Hello all, quick question. I may be staring my first deal in the face. There is a house a friend and I are looking to buy and turn into passive income (our first property). A little details on this, a 4/2 home in a quiet neighborhood, 3 blocks from the city zoo, and 10 minute walk from a major university in the city. Stopped by and was able to talk to one of the neighbors walking their dogs. Owner is a divorced female stuck with two mortgages and selling this particular home for 26k (how neighbor knows this is beyond me) in a neighborhood where all other homes are appraised at 70k or more. I will be calling seller in a couple of days. What advice would you give before, during and after I speak with seller? Thanks in advance.

Hello all, I am excited to see how much information is on BP and the amount of people who are interested in giving tips and advice to newcomers like myself. I'm looking to get into investment properties for passive income as well as active income (don't really know what my niche is just yet). I live in the great state of MS (sarcasm) and definitely need some advice as far as getting started in a not so active market, compared to most here on the site. Any advice as far as helpful books, article links, or just ol' fashioned knowledge from trial and error would be greatly appreciated. Thanks in advance, I look forward to the responses.
