Hello, I recently bought a property in southern Mississippi, which is my first property. After reading plenty of forums I decided to just go for it. I still don't feel like I'm 100% confident but, I have to start somewhere. The property is 3.8 acres that sits right off the interstate in a rural part of town. One upside to this property is that it is less than 1 mile down the road from the local golf course. The property does have a 2/1 single family home that does need some work. So I'm pretty excited about whatever happens, good or bad, either way I will get some valuable experience out of it.
Myself and 2 other gentlemen all share the deal. We plan to add a 3rd bedroom and bath to the home and sell it with 3 acres of land. We plan to keep .8 acres right off the interstate in hopes to contact billboard companies to lease the land for advertising. Which brings me to the main reason for this post.
I'm looking for some insight and advice from someone who has dealt with this situation. When looking to lease land to billboard companies, what should my conversation with potential billboard companies sound like? How can I find out about comps in the area? Whats steps do I need to take? Any and all advice would be greatly appreciated. Thank you in advance.
