I know this thread is several years old,  but I wanted to share that Sean is still up to no good in Baltimore. I was working with a turnkey provider called Bluewater Investment Properties, led by Chris Stitt, who sold me a single family home as a turnkey investment property. I paid Bluewater for the rehab and they pretended for a month that everything was going fine and that they had already gutted the property and the rehab was on schedule. But it turns out that Sean Wrench was handling the rehab behind the scenes. He now goes by Sean Christopher, but it’s pretty easy to see based on his online presence that it’s the same guy. 

After more than a month went by, Chris Stitt admitted that no progress had been made on the rehab and Sean basically wanted to walk away from the deal. I asked for the rehab money back, but Sean claimed he already paid the money to subcontractors who had started working on the property. But when I managed to get access to the property, I discovered that no work whatsoever had been done on the property. And Sean has provided no proof that he spent the money on anything related to the rehab. Eventually Sean and Chris Stitt  stopped responding to my texts and phone calls and to this day Bluewater has not returned any of the rehab money.

I am sharing this information because had I known Sean Wrench was part of the deal I would have googled him and found this thread. It was only because he hid his identity that I got duped into working with him. It seems he has a pattern of ripping people off and then changing the name of his company (or his own name!) to try to escape his negative reputation. If you invest in Baltimore, I would avoid Sean Wrench (aka Sean Christopher), Chris Stitt, and anyone involved with Bluewater.

My dad and I are looking to start investing in the Richmond market as well. We're primarily looking for cash flow, but it seems tough to find deals that satisfy the 1% rule. Should we set our sights lower? Has anyone had success hunting for off-market deals?
