Logistically, if a property is going to be a long term rental I would tend towards tile and not hardwood, especially if it's going to cost you 2300 just to refinish it.

I live in Orlando, FL and have two investment properties here. I trying to close on my third now. I don't know much about ocean front properties but I would love to own one. Good Luck Chuck!

 I feel the same way. I'm renting out property's and working my day job. All my money goes to saving up to buy my next or repairs. But while I'm at work all I can think about is my investments. I love it. I really feel like I can retire someday knowing that I have properties that give me cash flow.
