Hey all,

Looking to build a small fence around a property in Dormont, South Hill. Do any of you have a recommendation for a professional that can do this for a reasonable price?

Hey @Eric Weireter, thanks a bunch. Do you have a roof recommendation as well?

@David Lee Hall, III I appreciate the feedback. If they don't do repairs, do they do replacements? I will most likely need to replace the entire roof. Furthermore, I assume they are ok with coming out to Pittsburgh? 

Are the residential repairs done by Bronson typically extensive or there a reason you stick to handymen for cosmetic repairs? Thanks again!

Do any of you have a good recommendation for an air conditioner crew? Looking to replace the furnace and compressor (...maybe a bit more).

Post: Refinance in Houston TX!

Can anyone recommend a investor-friendly bank that is able to do a refinance in Houston TX for 70%-75% LTV with no seasonal requirements? I am looking to do my first deal out of state and would like to have options since I'll be using a hard money lender.

Any help will be much appreciated.

@Matt McGuire, my wife is from Montgomery! She sure misses it especially when winter hits Pittsburgh. Because our capital is sort of limited due to our deals in Pittsburgh, we will most likely turn to a hard money lender and buy a decent rehab (not a total gut job) so that we can refinance it. Our plan is to buy and hold. Do those areas fit that plan in your opinion?

@Steve Rozenberg I would be interested in hearing your opinion in the pockets that can provide a decent rehab. Where would you recommend looking? Like I mentioned above, at least for the time being we'd like to stay away from a full blown rehab in a rough area. However, areas like The Woodlands or Conroe all seem to be priced accurately leaving little room for us to make improvements and refinance successfully. What areas in your opinion have a stabilized trend?

@Erica Castro, yes I have done RE before and I do hear the market is hot down there. I am primarily buy and hold but Pittsburgh really supports that. I would be interested to continue a buy and hold strategy in Houston but I want to make sure I am at least looking at appropriate areas. 

@Mark Sewell, I've heard similar rumors about those areas as well. When I lived down there, I was primarily in the northern towns; Spring, The Woodlands, Conroe, Willis and Huntsville but I am uncertain how they are from an investment point of view. Seeing as I am looking to do my first deal in Texas, I would like to survey areas that are not known as "rough".

I currently live and invest in Pittsburgh PA but I lived a good portion of my life in Houston TX and still visit frequently. I am interested in entering the market. What areas do you all suggest I keep on my radar? What is the primary niche down there (flips, buy and hold etc)?

Post: Closing Costs with Creative Financing

Thank @Wayne Brooks. So what you are suggesting is we up our requested loan amount to cover the closing costs as well as the purchase price assuming the properties appraise higher in value? We will most likely use a hard money lender if we cant find a better option. Do you know if these lenders can typically do that?

Found a off market deal we'd like to pursue in Pittsburgh PA. It is a portfolio of properties (all are cash flowing well) for $630k. We have not done a deal of this size and even though we've found a creative way of funding it, the closing costs are presenting a problem. We are looking at about $30k in closing costs and even though we have some capital, that is way over our budget. We've overcome the obstacle of funding it but what do you do for the closing costs?
