I had a new gas line installed but after few days, the gauge shows a substantial decrease which is weird considering the line is brand new. Plumber will come again and test but i have a feeling that the gauge might be malfunctioning. Any thoughts?

I has a license gas professional test my gas pressure. After going from 20 PSI to zero in couple of hours, we changed the fittings. The gas pressure was pumped to 20 PSI then It went from 20 PSI to almost 15 PSI in about 30 hrs. Is that a clear indication of a gas leak? House just uses gas for heating.

When refinancing under the name of the LLC, it just means the terms will be worse. Typically you'll get 75-80% LTV at best, 20-year AMM, and as of right now, probably 6-ish% interest (plus a 5 or 7 year balloon). All members of the LLC will be required to do this. Can you get a loan on the LLC without personally guaranteeing it? It's possible but extremely rare and the terms would be way worse than above. All the members of our LLC have had to personally guarantee. I don't see that changing anytime soon. Maybe at 100+ units, it starts to become a possibility (depending on the deal). If you don't have many properties, don't look for a bank where you won't have to personally guarantee the loan. Also, smaller banks ar better for LLC loans than bigger ones. Look for local (or state-wide) banks. Stay away from regional or national banks.

I am in MD. Just curious which banks you used to refinance all your properties that are under an LLC. Thanks

My home inspector told me the cracks on the wall might be due to some foundation issues. Before i call a foundation engineer i would like to get some some suggestions about whether or not this is a foundation issue. Anybody with experience on this matter? Thanks for your help.
