Hey Bigger pockets Community! This is about my 3rd analysis and I'd like to get some feedback on the report for this manufactured home. Any kind of feedback is appreciated.

Scratch that!!! I had 125% inputted for Repairs and maintenance, 75% for Vacancy and 125% for Capital Expenditures 😅 just switched them all to regular percentages and it's now showing negative $1,030 cash flow with $3,530/mo expenses.

Thanks Bruce. So then it should be safe to assume that the calculator is warning me that this isn't the best deal. Unless I did go wrong somewhere.

Monthly cash flow: -$8,830

The income: $2,500/mo

Expenses: $11,330

CoC ROI: -129.48%

5 Year annualized return: 0.00%

Mortgage Payment: $3,015.49

Loan Details: Total Cash Needed is $81,841

I think I input everything correctly. I'm wondering if the insurance costs are hiking up the expenses.

Good morning everyone. I recently joined the community and I'm evaluating a property with the rental calculator tool. My valuation shows negative cash flow. I'm wondering where I went wrong in the information input sections because this property definitely seems profitable to me but as I'm new to using the calculator I'm sure it's the way I input the property info. Thanks in advance for any feedback!

Hi everyone! My name is Carlos and I am new to the state of Oregon. A client mentioned the BP community to me earlier this year. I'm excited to learn more in regards to investing in land and real estate. I'm particularly interested in mobile home park investing. To provide clarity about my situation, I am currently job transitioning and would greatly appreciate insight on building a portfolio with income limitations. I would especially appreciate feedback realted to seeking success coming from a low-income background.
