Can I have the same California LLC if I would like to acquire multiple properties in a different state and also uses in stock trading business ?? eg: I use XYZ CA LLC for FL property, TX property and our own trading accounts ?

From a practical standpoint, I prefer Deferred Sales Trust rather than 1031... ( If one can make annualized 8% from any investments why become a landlord that yields less than 8%, right ?)

So I call many "Deferred Specialist" and they finally advise me to do 1031 instead because if the LTV is not less than 50% and the sales proceed are not large enough -- it's not profitable for them to work to manage the Deferred Sales Trust AUM.

The management fee itself is 0.5-2.0% fee which is expensive.

I've compared many Deferred Taxes Strategy: 1031 vs 1031 DST/TIC vs Deferred Sales Trust vs M453, the one that is applicable for a regular people is actually only 1031 exchange. The other option requires one to have large assets and equity to work on.

There're two practical problems with Deferred Sales Trust.
- The asset management is too expensive
- The management required the LTV to be lower than 50-60 percent otherwise they don't even talk to you :)

The concept is great in paper but doesn't work unless you have large equity and expensive assets.

Yes, I see a website somewhere that lists multifamily/SFH ready for 1031 exchanges with all the cash flow analysis, but I lost the website.

For example,Hughes Realty offer 1031 Exchange property ready, but their LTV is capped at 50%.

Do you know where to find multi-family that's ready as 1031 exchange (not DST though) ?

I'm planning to do the same and there's no indication that converting garage will reduce the main property rent. But in my neighbourhood they usually don't park inside the garage.

okay, so basically I have to connect the detached garage to the main home as JADU. And then add separate ADU in the backyard.

Wondering about permit,etc...

@Ginger Zumaeta: I am on the same spot, I prefer private placement. Maybe one or two out of state property. I don't like to deal with the tenant. These days are not too difficult to find double-digit fixed-income private placement offering. I am looking for discussion from the group of investors that have or shared the experiences.

thanks, this would be half investment and half semi-retirement place. I don't like Waikiki that much...I'm considering anywhere in HI or FL for the same purpose,or both.
