@John Matthews  welcome to BP and good luck on your first flip. I am very familiar with all areas you've mentioned. If you have any questions feel free to reach out. I'm always happy to help out fellow investors. PS whatever you do be careful not to over renovate the property - many first time flippers including myself have made this mistake when starting off.

@Matthew L.  You approach is a good idea however I highly recommend once you being your search you have someone with you that is familiar with the city. As for Temple the area I would say is a good pocket to within Diamond Ave (North) Oxford Avenue (South) 11th St (East) 17th St (west) if you stay within that square you will be in good shape. As for Drexel there is lots of activity going on in Mantua and Powelton Village. Both areas border Drexel's Campus. As for UPENN I am not the most familiar with that area but I do know that there is alot of opportunity in the Gray's Ferry area as UPENN plans to extend its campus towards that way. If you need more information please let me know. Good Luck.

@Matthew L. do you have someone that is going to help you navigate through your target areas? Philly is a city a neighborhoods where one pocket is great but just a few streets down the area may not be so good. 

sounds to good to be true if you ask me ... but do tons of due diligence before you hand over any kind of money to that company or any other company you intend on working with.

@Sharon Tzib I appreciate your condolences. You're correct regarding disclosing the event if the property is being sold. With rentals the landlord has more discretion with disclosure.

@Rob K. Thanks for your message. I think i have have mislead about the tenants that I released from the lease. I didn't release tenants from other units - they were just informed. The tenants that were released were the other roommates within the unit where the incident occurred. I hear your passion and completely agree, I was very upset with the guy for committing such a selfish act. I will certainly take your advice and utilize the cops next time I have to enter a potential crime scene. It looks like you're doing very well with real estate keep up the good work! thanks again for the support.

@Kris Taylor The tenants I let go were the roommates within the same unit. Thanks for the support its greatly appreciated.
