the tenant asked for the extension.  i actually text exchanges of me telling the trash hauler to wait on the job as he was ready to go.  I also have exchanges with the tenant of him asking for the delay as well.  The itemization shows that he owed us $1,000 from the haul as well as a sink replacement and another $700 from a DIFFERENT trash haul that was done a week prior that was coordinated with the tenant.  thanks for the quick response.

We had a tenant who moved out.  He had TONS of clutter around the property and said he'd move everything out slowly.  He gave the key day 1.  around day 14 or so i text him telling him we need to remove his junk off the property in a couple weeks as we're going to get a trash hauler to remove any junk he leaves behind (he understood that we'd take that off his deposit).  he asked for an extension and we lost track of time.  so we got the itemized list on sunday (22nd day) and that's when we gave him the $1000 quote from the trash hauler.  he wants at least 1500 back (from a 3k intial deposit) and said he would take us to court since we passed the 21st day.  After the trash haul, he'd only get $325 back.   Does he have legal recourse?  I know we're passed the 21st day and we've been communicating with him about this consistently.  Should we be worried?

Hello, just wanted to give an update on my situation.  quick recap, I have a tenant who hasn't paid any rent for over a year now.  He never signed the covid declaration form even though we served him with one. We started the eviction process a while ago and the court has just granted us judgement by default as he never responded to the summons that he was served.  So overall it's looking good - lawyer estimates we get the sherrif lock out early August.  Prior to this the tenant and us agreed to follow through with the emergency renters assistance (will provide 100 percent of the rent).  Personally, I would love to just evict him and forego all the money. I'm just worried about the legal implications as we signed that we will not evict him if we get the money (this application was submitted prior to us starting the eviction process).  I figured we can either return the money or deny it.  He owes about $20k.

I can't seem to find when they'll be making an announcement on the eviction moratorium.  Will it be extended?  currently scheduled to end June 30th. I have a tenant who owes over a year of rent.

So a tenant just moved out of one of my RSO units.  We'd like to short term rent it but it's not allowed so this might be an option for us.  it's a triplex so one unit is now vacant, the other unit is taken by a non-paying tenant since last year due to covid.  I own the unit with my brother and I'm just thinking its best to sell it off  :/

is it possible to airbnb a room in an RSO unit in Los Angeles city?  I own a triplex and currently living in the owner occupied unit.  Is it possible to airbnb a separate room??

hi @Nathan Diones. How do you calculate the pay out?  We have a tenant who hasn't paid in months, unresponsive. He owes about $10,000. Monthly rent is about $2,000.  Any tips on how to go about getting this process started?  THANKS IN ADVANCE!

Hi @Lisa Lincoln.  How do you go about self managing or finding a local co-host that can help you avoid all those management companies while being in compliance with all the ordinances?  I figured i'd be able to manage all the bookings online and just need a good reliable cleaning crew and a few other contacts for miscellaneous issues (tub cleaning/maintenance, handyman, snow clearance, etc).
