So a friend asked me this “whats going to stop the investor (cash buyer, flipper, etc) to just cut the middleman ( the wholesaler) and buy it off directly from the seller?

Hey everyone, I am looking to learn a lot from this site. I have don't have much experience in real estate. I am 18 years old and soon to attend college full time.
