Post: Buying SFH as a duplex not passing appraisal

Hello everyone, I am looking to buy a single family house that has been converted into a duplex. It is zoned as a single family and it was previously under contract before it fell through because the appraisal did not go through for a conventIonal loan since it is split up as a duplex. Is there any way around this in regards to opening it up for the appraisal to make it look more like a sfh? This is the first property I am buying so any advice would help! Thanks in advance!

@Matt K. thats insanely low... considering i know someone with a bmw I8 leases paying $2000 a month, and the I8 and NSX have similar msrp's

@Aaron Hunt sarcasm is hard to detect through the internet! lol... as long as you arent buying cars that will depreciate by half by the time you drive them off the parking lot im all for buying better/newer cars

@Thomas S. If you think "funds" are a better investment than RE i think you are on the wrong website, way better ROI and its more fun!

Thanks everyone for the input. @Marian Smith you are right, i make over 6 figures annually from my day job so the car payment is not an issue and its actually a pretty conservative payment. Im not sure why people are so judgmental... I will definitely not be trading it in for a 99 civic. In regards to financing the car before buying the house i will try to do it ASAP that way my credit has some time to recoup before going through with the house loan. Thanks everyone!

Hello everyone!

Looking for everyones great advice on here before pulling the trigger. I have a unique situation in which I leased a car (2017 Jeep Wrangler) I love it and I am looking to buy it before the lease ends, and keeping it forever till it dies. Doing this as opposed to waiting for the lease to end  not only will lower my monthly payment by about 100 dollars but it will also save me about 5000 dollars total. 

Now... I am looking to buy my first property in the next 3-6 months and was wondering if financing the car now as opposed to keeping the lease will hurt me since my credit will be ran for the loan. My monthly payment will go down so it will help my debt to income ratio but i dont know if the credit check and new car loan will affect my buying a property in a short amount of time (3-6 months). 

The options I see are finance it now, or wait and finance it till after the closing on the property in 3-6 months. Suggestions, advice, and all input is appreciated. Thanks!

Hello everyone, my wife and I will be moving to the Orlando or Brevard county Florida area and are looking for an investor oriented real estate agent. We are looking for small multi-family properties (duplex, tri, or quad) in that area. Any suggestions or references would be greatly appreciated!

Hello everyone! I have a property rented in Miami, Fl and have a month to month tenant (no lease agreement) who is currently 6 days past due on rent and struggling every month to make to payments. This is a 2/2 apartment in a great area and rent is currently 900 a month. Rent has not been raised for about 3 years and I know we can easily get 1300 from this apartment. So now my question is what should I do in this case and what is the right way to do it. As of right now my plan is to sit down with the tenant and discuss the options he has which I see as the following: Option 1: Give him the “Pay or quit form” 3 days notice then proceed to eviction Option 2: pay for month due and move out at end of paid month Option 3: Pay for month due and continue paying at new rent of 1300 Option 4: Cash for keys? How much should I offer if at all Any other options, feedback or opinions would be greatly appreciated! P.S. this is my parents property which they inherited and became accidental landlords with, I know it’s been poorly managed and I’m taking over it and getting it all straightened out.
