Post: Purchasing lots and Distressed homes

I’ve recently purchased a lot at a tax auction so the legal process was simple. However I am unsure of the legal steps I must take when purchasing a lot or distressed home from a seller. I most likely will not be dealing with an agent because the range I’m dealing with are properties under 30k

Ive been practicing evaluating properties and I'm not sure that I am doing it write or I may not be using the right numbers. Any suggestions? How do you guys evaluate a potential property.

Thank you

Can you I buy a multi family apartment using FHA loan, then a year later refinance out of that property and use another FHA loan to purchase another live in property.
